Multi-Tenant Solar (formerly Virtual Solar) brings solar energy to customers living in multifamily properties with as few as 4 units.
How it works
Qualified property owners install solar panels on their buildings and share the benefits with their tenants. Once installation is complete and we approve it, tenants and common areas start seeing savings right away.
If you’re a customer or tenant in a Multi-Tenant Solar building, you don’t need to sign up. Solar benefits start automatically when you begin service with us. You’ll see a “Solar credits” line item on your bill.
Eligibility requirements for property owners
- Install photovoltaic (PV) solar equipment or system(s) with an electrical design approved by us.
- Property has at least 4 units and a common area.
- Property is a multifamily housing development in our service area.
- Property owner or manager must be in good standing with us.
Program benefits
- A portion of your tenants' electricity comes from the sun.
- You're supporting local, clean energy.
- Tenants get a monthly bill credit automatically — no sign-up needed.
Credits and allocation
- At least 51% of the generation must benefit residents. This can include common areas billed under the commercial rate.
- The property owner sets how much of the generation goes to residential accounts and how much goes to commercial and industrial accounts.
- We calculate monthly credits by multiplying the system size (KW) by the allocated percentage, then by the applicable credit.
Credit rates
- Non-summer:
- $7 per kW for standard properties
- $9 per kW for affordable housing
- Summer:
- $16 per kW for standard properties
- $21 per kW for affordable housing
To qualify for the program, a multifamily affordable housing property must meet the above eligibility criteria in addition to having an executed regulatory agreement indicating the complex is qualified as an affordable housing property.

Customers will continue to receive any Energy Assistance Program Rate (EAPR) and/or Medical Equipment Discount Rate (MED Rate) discounts
SEED incentives
Projects installed and completed by a Supplier Education and Economic Development (SEED) Solar Installer may be eligible for special incentives. The SEED program offers a competitive edge to local small businesses, including contractors that install solar.
- SMUD is offering incentives of $0.60/watt of installed solar up to $ 500,000.00 per project
- Incentives are limited and reserved on a first come, first served and only available to affordable housing properties.
