Multi-Tenant Solar, formerly Virtual Solar, helps make solar energy possible for customers living in multifamily properties with as few as 4 units.

How it works

Qualified property owners install a solar system on their complex. After installation is complete, customers in the complex will begin receiving monthly bill credits from the solar generation.

If you’re a customer or tenant in a Multi-Tenant Solar property, there’s no enrollment necessary. You’ll start receiving solar benefits when you begin service with SMUD. A credit will appear on your bill called “Solar credits”.

Eligibility requirements

  • The property owner must install PV solar equipment or system(s) with an electrical design that has been approved by SMUD.
  • Complex must have a minimum of four units and a common area.
  • Property must be a qualified housing development located within SMUD’s service territory and property owner or manager must be in good standing with SMUD.
  • Storage systems (e.g., batteries) are not eligible to participate in the program.
  • For retrofits (affordable housing only), the owner must allow SMUD to identify energy efficiency opportunities during an energy assessment. 

Credits and allocation

An allocation table representing the percentage of KW distribution for the units and commercial or common areas is required when applying. At least 51% of the allocation must benefit residents and can include common areas billed under the commercial rate.

Credits are $7 and $16 per KW percentage allocated during non-summer and summer seasons, respectively. For affordable housing properties, credits are $9 and $21 per KW.

Monthly credits will be calculated using system size (KW) multiplied by the allocated percentage, multiplied by the applicable credit.

To qualify for the program, a multifamily affordable housing property must meet the above eligibility criteria in addition to having an executed regulatory agreement indicating the complex is qualified as an affordable housing property.

SEED incentives

Projects installed and completed by a Supplier Education and Economic Development (SEED) Solar Installer may be eligible for special incentives. The SEED program offers a competitive edge to local small businesses, including contractors that install solar.

  • SMUD is offering incentives of $0.60/watt of installed solar up to $ 500,000.00 per project
  • Incentives are limited and reserved on a first come, first served and only available to affordable housing properties.
