Sotiris Kolokotronis has owned and operated SKK Developments since 1987. Q19 Midtown - Now leasing Q19 Midtown is a boutique, all-inclusive apartment community with 68 units and 2,000 square feet of retail. The building will feature studio, one and two-bedroom units with a state-of-the-art fitness center, pet spa and the region's first fully integrated smart home units. Q19 Midtown is one of the first properties in midtown deploying Envoy vehicles as part of Electrify America's Sac-to-Zero campaign. |

H16 Apartments - Site work is underway Located on the corner of L and 16th Streets, this 95-unit apartment home building offers studio, one and two-bedroom floor plans and will feature smart home systems and a rooftop deck. |

Mansion Inn - construction is expected to begin in 2019 SKK Developments' vision is to renovate the historic Clarion Inn into a boutique hotel. The hotel will have 110 rooms, with the design and décor honoring the cultural and historic past of the hotel. SKK Developments will engage with locals on the project through art, sustainable design and a farm-to-fork food and beverage program. |

The Press - Under construction With 277 units and 10,000 square feet of retail, this 4-story building’s expected completion date is spring of 2020. The project is transforming the former Sacramento Bee garage, an entire city block, into housing. The Press promotes an increasingly urban and sustainable lifestyle. The apartment community will include studios, one, two and 3-bedroom units ranging from 450 to 1,300 square feet. |
The standards state that in Sacramento, a new 2,000 square foot or larger home would need at least 2.5 kW of solar PV installed on the rooftop. There are some exemptions, such as homes that are located in areas that are too shaded for solar, and a variety of other factors that can result in the allowance of smaller PV systems.
Since the release of the 2019 Building Energy Efficiency Standards, some changes have been made to now include a “community solar” option. This is where a builder can substitute an off-site solar array that has “equivalent benefits” to the otherwise-required rooftop PV systems.
To take advantage of this change, we’re developing a new Community SolarShares program to offer builders and developers a solar option that is flexible, easy to use and meets all the necessary requirements.
SMUD’s Community SolarShares program gives developers and builders greater flexibility in home orientation, spacing and landscaping without the worry of installing PV solar on the rooftop. And, construction is easier and less risky because there is no need for a solar contractor. Over the past year, building activity in the Sacramento region has steadily increased. Our Commercial Development team worked closely with you to assist in bringing projects to the finish line. We collaborated with the development community to provide solutions to complex issues that arose with each unique project.
Here are some highlights from 2018:
Folsom South: We worked closely with the Folsom South developers and the City of Folsom to bring 69kV and substation facilities to the area to serve future electrical needs. We successfully energized a new distribution substation to support the overall development at Russell Ranch and Folsom Ranch. This milestone was a culmination of several years of hard work and due diligence, such as site acquisition, completing CEQA for the substation and the extension and undergrounding of 69kV lines and 12kV line work. We completed testing on the substation in January and it was energized in February. These developments will bring 10,000 homes into Folsom over the course of many years and 3.6 million square feet of office and commercial space.
Douglas Road improvements: Within Rancho Cordova, we collaborated with developer teams and the City of Rancho Cordova in the design and planning for major infrastructure improvements. SMUD is planning for new facilities and finalizing a 69kV extension eastward along Douglas Road to Grant Line Road. Several developers and home builders commenced construction and will be bringing new home products online in 2019.
65th Street and Sac State: One project was completed and several projects moved forward around Sacramento State in 2018, including six new proposed student housing developments. We worked closely with The Crossings Project development team on Ramona Avenue and provided a Savings by Design Incentive to the developer team for their energy efficiency measures that exceeded Title 24 requirements. We also assisted The Academy project team on 65th Street with line relocation work to help support vertical construction. New student housing should be ready for the Fall 2019 CSUS school year.
Hines Office project: Hines Real Estate Company has started construction of a major office project in Natomas. The project is located on the corner of Arena Boulevard and East Commerce Way. The initial phase is a 500,000-square foot office project. The project is the first planned phase of a larger office campus on the site, which could grow to over 1 million square feet of space in the coming years. Additionally, due to the planned office campus, development proposals for hotels and apartments are moving forward in the area.
Metro Air Park: Metro Air Park has seen increased development activity in 2018. On the heels of the Amazon distribution warehouse opening, Buzz Oates has commenced construction on a 500,000-square foot warehouse near the corner of West Elverta Road and Metro Air Parkway. An interchange is also planned at Powerline Road and hotels are planned for near the Amazon facility along West Elkhorn Road.
