Established in 1980, D&S Development has been a leading urban infill developer in the Sacramento region for almost 40 years. The portfolio of assets D&S manages includes over 3 million square feet. Some of their past projects in the Central City include 16 Powerhouse and 14R. Two notable 2018 projects are The Hardin and 1430 Q Street.
The Hardin, a mixed-use project that rehabilitated the 700 block of K Street, features 137 units of both market rate and affordable units. Unit layouts include 1 and 2-story apartment units and penthouse level lofts with mezzanines. The Hardin is in the core of the urban renaissance downtown. The Hardin is now complete and is leasing apartment units.
1430 Q Street
Not far from the Hardin, you’ll find 1430 Q Street. It’s an 8-story mixed-use project on the southwest corner of 15th and Q Streets. Featuring 73 market-rate units above approximately 9,000 square feet of retail space, the project will be 2 stories taller than D&S’s past project, the nearby 16 Powerhouse. 1430 Q is unique with an emphasis on glass walls wherever possible and built of wood and steel above a concrete podium. This project is estimated to be complete by summer of 2019.
Pre-construction work has commenced and SMUD has begun its efforts to develop the new Station E Substation on 15 acres in the Central City. The new substation will replace the existing North City Substation, which was constructed in the 1950s and has reached its planned operational end of life. It’s located at the north end of 20th Street and north of C Street in the City of Sacramento. Site preparation started this year with construction planned for late 2018. The Station E Substation will directly serve the midtown and downtown areas, improving energy reliability and capacity to serve growth in the area. SMUD anticipates that the new facility will be completed in 2020.
On August 9, SMUD’s Commercial Development team hosted a first-of-its-kind workshop, a format designed specifically for developers in the Sacramento region. SMUD program and technology experts gave brief presentations on various topics and then spent time answering questions during a “meet the experts” open session. Topics presented included all-electric developments, electric vehicles and charging stations, battery storage and lighting. To encourage the construction of new, publicly available, DC Fast Charging stations in SMUD’s service territory, we’re offering incentives of up to $120,000 per site through a rebate program. Applicants can apply for an incentive based on any, or all of the categories (location, co-branding, rate cap, LCFS credits) outlined in the table below.
