Real Estate Services - Consent to Common Use of Transmission Line Right-of-Way Program

SMUD secures restrictive easements on privately owned property for purposes of transmitting high voltage electricity and natural gas. The land owner may use the easement area in any manner not restricted by the easement document or in violation of any applicable safety order. Therefore SMUD reserves the right to review all development and use within these transmission corridors.

By managing these property rights, SMUD:

1. Preserves the utility of easement by:
  • Protecting existing facilities and maintaining the ability to construct new lines or reconstruct existing lines.
  • Provide/maintain access to structures for maintenance and reconstruction.
  • Insure safe clearances for the electric and gas lines.
  • Deter incompatible uses.
2. Accommodates uses of transmission corridors which are compatible with:
  • Safe and reliable construction, operation and maintenance of electric and gas transmission lines.
  • Public health, safety and welfare.
  • Easement restrictions.
3. Provides the benefits of multiple use of transmission corridors:
  • Enhances public relations.
  • Deters of unauthorized uses.
  • Promotes good neighbor relations.
  • Offers productive secondary use of easement area.
